bangkok / property and real estate ai

ai for bangkok property agencies. the pipe, not the portal.

the site, a lead crm your agency owns, and an ai enquiry agent that answers around the clock. built once already, for a real bangkok condo agency.

most bangkok agencies pay a portal every month for leads that were never theirs, then lose the ones that do arrive because an enquiry lands on line, email and three different portal inboxes and nobody can say which one produced a deal. we built exactly this fix for pro pick property, a boutique bangkok condo agency: the website first, then a custom crm where every enquiry is owned and attributed, then an ai agent that answers and qualifies overnight so nothing sits unread until morning. google clicks on the site we built went from 39 to 79 and impressions from 1,163 to 3,955 in 28 days, read live from search console. we build the same pipe for the next bangkok agency, priced and timed the same way as every other vertical on this page.

01 . why bangkok property agencies

the inventory lives in a spreadsheet. the leads live nowhere.

districts: sukhumvit, sathorn, thonglor, riverside, aristack: next.js + supabase crm, line oa, email, portal inbox consolidationregulation: pdpa b.e. 2562 for buyer and tenant personal datalanguages: en primary, th for owner and tenant communication

a bangkok boutique agency runs on the same shape every time: a few hundred listings tracked in a spreadsheet or a wordpress plugin nobody trusts, enquiries scattered across line oa, email and whichever portal a buyer happened to click through, and no single answer to a simple question, which source actually produced the deal. the agency pays a portal every month for exposure, and most of what comes back through the portal is not theirs to keep, own or remarket to.

we have already built the fix once. pro pick property, a boutique bangkok condo resale and rental agency, had exactly this problem: the real inventory lived in a spreadsheet, enquiries arrived across line, email and three portals, and nobody could say which source produced a deal. the job was never just a website. it was a lead system: the site first, then a custom crm where every enquiry is owned and attributed, then an ai agent that answers and qualifies around the clock so a lead is never sitting unread overnight.

an honest note on what actually moved. the website contact form on that build produced three enquiries in its life. the lift did not come from a form, it came from owning the pipe: capture, attribution and follow up in one place instead of renting leads back from a portal every month. the search console numbers are the ones we claim as our result: google clicks over 28 days went from 39 to 79 and impressions from 1,163 to 3,955, read live. the agency's own crm shows their new leads climbing and referral more than doubling in the same period, and we say clearly that those are their numbers, entered by their own staff, not a result we produced.

governance ships with the build. pdpa applies directly here: buyer and tenant personal data, id copies, financial information for a purchase, owner phone numbers, all sit inside a role-gated crm rather than a shared spreadsheet an ex-employee still has a copy of. data flow mapping, retention rules and a legitimate basis are agreed in phase 0. the same senior team that shipped daikin, zalando, mediamarkt and board of innovation builds this, from a desk on sukhumvit.

02 . what we build for bangkok property agencies

the pipe: capture, attribute, follow up, sold.

03 . case anchor

the exact pattern, already running.

04 . the studio method

four phases, one deadline, no surprises.

phase 0

discovery.

5 to 10 working days

we sit with the agency owner, inventory where enquiries actually arrive today, baseline hours per workflow, and write the pdpa data flow map for buyer, tenant and owner data. usd 3,500, refundable in full if the baseline shows no material saving.

phase 1

foundation.

working days 1 to 6

the crm schema goes live: properties, agents, leads, enquiries, deals, role-gated by agent. line oa and email enquiry capture wired into it first, so nothing new gets lost from day one even before the ai layer is tuned.

phase 2

activation.

working days 7 to 13

the ai enquiry agent goes live on real incoming leads, side by side with the team, answering and qualifying while an agent reviews. bilingual listing drafting and the follow-up cadence tested on the live portfolio.

phase 3

stabilisation.

working days 14 to 21

full rollout across every agent. engagement lead reachable on slack or line through bangkok business hours. hour saving and enquiry-to-viewing conversion measured against the phase 0 baseline, handed over in writing.

05 . questions from bangkok agencies

what bangkok property agencies ask first.

01

has dlvx actually built this before, or is this a pitch?

built, live, and named. pro pick property is a boutique bangkok condo resale and rental agency running exactly this stack: a rebuilt website, a custom lead crm, and an ai enquiry agent. the search console numbers, google clicks 39 to 79 and impressions 1,163 to 3,955 over 28 days, are read live and are our claimed result. the agency's own crm shows their lead count and referral share climbing over the same window, which we name as their data, not ours.

02

we already pay for portal listings, does this replace that?

no, and we would not sell it as a replacement. portals stay a real acquisition channel. what this fixes is what happens after a lead clicks through: right now it lands in an inbox the agency does not fully control and gets no consistent follow-up. the crm and the ai agent make every lead, portal or not, something the agency owns, attributes and can remarket to later.

03

does the ai agent actually close a sale by itself?

no. it answers a new enquiry immediately, in english or thai, asks the qualifying questions an agent would ask first, and books a viewing or hands a live buyer straight to the right agent. the human still runs the viewing, the negotiation and the close. the agent's day starts with pre-qualified conversations instead of a cold inbox.

04

what about pdpa for buyer and owner personal data?

id copies, financial information collected for a purchase, and owner phone numbers are exactly the kind of personal data pdpa b.e. 2562 governs. the crm is role-gated so an agent sees only their own pipeline, owner phone numbers can be locked to admin-only, and a data flow map plus retention rules are agreed in phase 0 before any real buyer or tenant data moves into the system.

05

our inventory is a spreadsheet, not a website. does this still work?

yes, that is closer to the normal starting point than a working website. discovery inventories whatever exists today, spreadsheet, wordpress plugin, agent memory, and phase 1 builds the crm schema and migrates real listings into it. the ai layer and the site come after the data has a real home.

06

what does this cost?

usd 3,500 for phase 0 discovery, refundable if the baseline shows no material saving. the build runs usd 20,500 to 31,500 depending on scope, live in 21 working days after discovery, with a usd 2,150 a month retainer after launch. every price is on this page before a call.

07

will this work for a rental-heavy or a sales-heavy agency?

both. pro pick runs mostly rentals with some sales, and the same enquiry-consolidation and ai-agent pattern applies either way, since the actual problem, leads scattered across channels with no attribution, does not change with the deal type. the follow-up cadence and the qualifying questions the ai agent asks are tuned to your mix in phase 0.

06 . go further

other entrances.

ready for phase 0?

scoping for bangkok property agencies.

book phase 0 discovery at usd 3,500, refundable if the baseline shows no material hour saving. five to ten working days from kickoff, then the build ships in 21 working days. the same pattern already running for pro pick property, priced the same as every other vertical on this page.
