What we measured.
We measured the public homepage of 77 Bangkok businesses across three industries: property operators, B2B service firms and fitness or membership businesses. 72 produced valid results. The other 5 are excluded and explained below.
Each homepage got eight numeric measures from Lighthouse and eleven yes or no checks from a phone sized browser with a Thai language setting. Results are reported per industry as medians and quartiles. No business is named, ranked or linked on this page.
Method.
Lighthouse 13.5.0 ran each homepage three times with the mobile preset in headless Chrome, one site at a time with a pause between sites. We kept the median of the runs for every measure. Speed on these sites is volatile, so we checked the spread of each site: when its three performance scores were more than 15 points apart, which happened for 9 of the 72 sites, we ran that homepage two more times, one at a time with nothing else heavy running on the machine, and kept the median of five. Every run also recorded the benchmark index of the host processor, and a run on a busy processor would have been discarded and repeated. Lighthouse applies simulated slow mobile network and CPU throttling, so absolute times such as Largest Contentful Paint look harsher than a real phone on good mobile data. Compare industries with each other, not with a stopwatch.
A separate browser pass at a 390 pixel wide viewport with the Thai locale recorded whether the homepage is served over HTTPS, shows Thai and English text, links to LINE or WhatsApp, offers a tap to call link, shows a visible enquiry form (search boxes do not count), shows a price, carries Organization or LocalBusiness structured data, lets GPTBot and PerplexityBot crawl in robots.txt, and serves an llms.txt file. Every measure was taken on 29 October 2026 from a single server, so one visit per site is a snapshot, not a trend.
Property operators.
The 22 property sites include developers, brokers and listing portals. Their median mobile performance score was 36 and the median page weighed 6.79 MB, the heaviest of the three groups. Total Blocking Time had a median of 991 ms.
Property sites led on Thai coverage (95%) and LINE links (80%), and 80% showed a price. Only 5% showed an enquiry form on the homepage, so a visitor who wants to ask a question has to leave the homepage to do it.
B2B service firms.
The 24 service firms are law, accounting, recruitment and property advisory practices. Their median performance score was 52.5, the best accessibility score of the three groups at 90, and a median page weight of 4.44 MB.
The gap here is local reach. Only 35% of these homepages showed Thai content, 9% linked to LINE and 17% showed any price. 96% had English, so these sites mostly speak to international clients and leave Thai speaking buyers to find another route in.
Fitness and membership.
The 26 fitness and membership sites include chains, boutique studios, martial arts gyms and a private club. They scored the highest median performance at 60.5 and the lightest pages at 3.12 MB, with a wide spread: the lowest quarter scored 41.25 or less and the top quarter 69.25 or more.
Contact options were uneven. 38% had a LINE link, 42% had a tap to call link, 23% showed a form and only 12% showed a price.
What it means for enquiries.
Across the 69 sites with a completed browser check, 41% offered a LINE link and 42% offered a tap to call link, while 14% showed a form and 6% linked to WhatsApp. Thai content was present on 59%. A visitor on a phone usually wants one tap, in their own language, to a person.
On the technical side, 96% of sites allowed GPTBot and PerplexityBot in robots.txt, 38% carried Organization or LocalBusiness structured data and 23% served an llms.txt file. Letting AI crawlers read the site is common. Giving them a clear organization record is not.
- Load: aim for a mobile performance score above the median of your industry and a page under about 3 MB.
- Reach: one tap to LINE or phone on the first screen, in Thai and English.
- Ask: a short form on the homepage, not only a link to another page.
- Price: a starting point or a range, so the visitor can qualify themselves.
Limitations and invalid run policy.
This is a curated sample of well known Bangkok businesses taken from public guides, directories and our own market research, not a random sample of every business, and it leans towards established operators. Industry labels are our own grouping. Medians describe this sample on this date only. They do not describe all Bangkok businesses and they are not a ranking.
A run is invalid when the page times out, is blocked by a bot wall, fails to paint or returns an error. Invalid runs are logged with the reason and excluded from the denominator, never counted as zero. A site needs at least two valid Lighthouse runs of three to count, or three of five once extended. 2 sites were excluded this way. 3 more were removed on review before publishing, because the domain was parked, redirected to a site outside Bangkok or belonged to another industry. A few more sites are left out of the yes or no checks only, because the browser pass was blocked. The share figures use the number of valid sites shown in the data file.
We did not use any paid data and we sent nothing to the businesses measured. Yes or no checks use fixed rules on the homepage as served to a Thai language mobile visitor, so a site that hides a form behind a script or a pop up can be recorded as having none.
Corrections and removal.
No business is named here. If you believe your site was measured and you want it removed from the next run, or you think a measure was recorded wrongly, write to hello@dlvx.co with your domain and we will check and answer. We repeat benchmarks like this on a fixed method so changes can be compared over time.
